the Ovid Rice farm located on State Highway "V" just
about one mile East of Chillicothe, Missouri. The tract
consists of nearly level, highly productive farm land on
the East to gently rolling and rolling land on the West
and will be divided as shown inside this brochure.

Tract 1: 80 Acres, m/l, Premium Row Crop Land. This tract is located at the east end of the ownership and has substantial frontage on Route V. The land is nearly level farm land with approximately 75 cropland acres and soils mainlly in the highly productive Grundy and Lagonda series. This is a superior, easy access farmland tract. All FSA base acres transfer with this tract.

Tract 2: 80 Acres m/l, is a gently rolling to rolling tract with approximately 55-60 cropland acres and the soils in the Grundy and Lagonda series in the tillable areas. The tillable land lies to the center and North end of the tract. This tract also offers nice woods for hunting purposes. The improvements sit along Route V.

Tract 3: This tract measures approximately 50 acres and is rolling open and wooded land with some cropland. There is a nice Morton building to the North end of the tract which measures approximately 42' x 72'. This acreage fronts Route V and is bounded by woods on the west. Leeper Branch, a wet weather creek, runs through the property. The tract has several nice building sites, a nice woods and a potential lake site. Tract 3 is subject to a small drainage easement to MoDOT on the south against Route V. Rural water and electricity are located on the South end of the tract in the area of the hold homestead.

Tract 4: Measures 30 acres, m/l, it is a gently rolling to rolling tract of land lying just north of Tract 3. It also has the Leeper Branch, a small pond and a nice woods. The tract fronts County Road 232 and has several nice building sites. Rural water and electricity are located across the gravel road to the North of Tract 4.

Tract 5: 17 acres, m/l. Tract 6, 7 and 8: 20 acres, m/l each.
These are "farmettes" or building sites which front County Road 251. Each tract is gently rolling to rolling and there is a mix of wooded and open land. Tracts 6 and 8 have small to medium-sized ponds. Electricity runs along the West side of each lot and rural water runs along the South Side of Tract 5 and across the road to the North of Tract 8. Tract 5 is subject to natural gas line and drainage easements affecting the Southeastern part of the lot.
