TRACT 1.
This 140 acre (+/-) farm land and hunting tract is comprised of
excellent river bottom row crop land (about 55 acres(+/-)) with soils in the
Westerville and Vigar series as well as 30.46 acres (+/-) of tillable upland
comprised of soils in the Keswick, Vanmeter and Gorin series. Current FSA
information shows this tract to have a 29.6 acre (+/-) wheat base, 53.7 acre(+/-)
corn base and a .4 acre (+/-) soybean base for total of 83.7 (+/-) base acres.
Near the center of this tract is a secluded old home site
which has electricity and a deep well.
TRACT 2
60 acres (+/-). This upland tract is comprised of 45.66 FSA tillable acres with soils in the Keswick and Gorin series. New tile and terrace work has been completed on this tract in 2007. There is a good woods lying along the South side of this tract which also makes it attractive from a hunting perspective. FSA shows this tract to also have a 10.8 acre wheat base, 21.6 acre(+/-) corn base and a 20.8 acre(+/-) soy- bean base for total of 53.2 base acres(+/-) or nearly full base.
There is rural water on the tract, both along County Road 575 (on the West) and County Road 587 (on the South). The rural water line does run diagonally from the West side of the tract to the South side, offering several sites which could readily access the water line. This tract offers several good building sites in the open or in wooded areas. Hunters, farmers or those wishing to purchase land on which to build in the country should consider this tract.
TRACT 3
This 30 acre(+/-) ownership comprised of CRP and woods. This tract is great
for the hunter or fisherman as it fronts the Middle Fabius River.
This tract has great access from County Road 587 running along the north
side and could be easily divided for building sites. 15.9(+/-) acres of this tract is enrolled in the CRP program through 2012 with an annual payment of $827.00.
This tract of land is highly suited for agriculture, building or hunting with tillable
land to the South end of the tract available for a food plot.
Location Note: The primary site for this auction is Tract 3 (see map). However, the owners have secured Queen of Peace Hall, 103 West Clow Street, Ewing, MO in case of inclement weather. If the auction is moved to the hall, auction personnel will be stationed on site to direct buyers to the hall.
Real Estate: Located in Section 24, Township 60N, Range 7W in Lewis county. Directions:
From Ewing, take Route 6 southeast three miles to
east on blacktop AA, two miles to left on county
road 575 to farm. Lewis county is approximately
two hours north of Wentzville on US Highway 61.

TERMS & CONDITIONS OF AUCTION
1.1. Tracts will sell individually and remain sold to the highest bidder (subject to seller confirmation). All acreages are approximate and, if tracts are sold to separate Buyers, Seller will provide legal description by virtue of a survey of the line between the two tracts.
2. Buyers and Sellers will enter into a standard format Contract for the Sale of Real Estate for each parcel bought and sold on the day of auction. Contract will call for a 10% down payment in the form of a personal or company check with the balance of the purchase price due, in certified funds, on or before the 29th day of November, 2007. Contracts will contain no financing or inspection contingencies and Buyers must have their financing arranged prior to bidding at the auction. Earnest money payments will be made payable to Oak Hill Title Company, Canton, Missouri. Sellers will furnish title insurance in the amount of the selling price and deliver title by Warranty Deed. Buyers will be responsible for their own mortgage policies of title insurance (if applicable). Customary closing fees will apply to both Seller’s and Buyer’s transactions. Possession will be given to all Buyers at closing, subject to the rights of row crop tenant.
3. Seller’s will retain all row crop income and CRP payments made in 2007. Buyer’s will receive all benefit of 2008 row crop income and entire 2008 CRP payment. Seller to pay real estate taxes for 2007 and prior years for all tracts. There are no long term tenancies.
4. All properties and improvements sold “as is - where is” and Buyers should take the time to examine the property thoroughly and rely on their own judgment. Auctioneers, United Country Missouri Land and Home or its agents are not responsible for any representations made by Sellers and are not responsible for accidents on the sale property should any occur.
